But, do vacationers know this? Maybe, maybe not.

To hit the trifecta of Solterra Success, we have developed a seven-part system.

1. Pictures Pictures Pictures

I cannot count on my ten fingers how many times owners have put up lackluster pictures all over HomeAway and AirBnB...this is the difference between you commanding $120 / per night and $200 / per night for your vacation rental home.

2. Rates

Rates are important, and there is a strong chance if you are not seeing the traffic you want on your booking channels that you are pricing too high or too low. Think of this in simple terms, if you go to the store you look for a fair deal.

4. Description

This is the meaty part. Make sure you are adding the following:

  • Location information on your Solterra vacation rental ie. how many minutes to Disney, walk to clubhouse, nearby attractions, etc.

  • Bedroom and bathroom configuration, size beds, etc. THIS IS IMPORTANT

  • Do you have pots and pans, kitchen stuff, blender, sandwich maker

  • Toiletries, linens, and towels that you include

  • Are you baby friendly and do you have pack-n-play, crib, etc. in your vacation home rental

  • What makes you different - does your Solterra vacation rental have themed bedrooms, Mickey Mouse decor, etc. --> Give them a reason to want you

  • New stuff? People love new stuff, tell them about it

  • Pool heat and grill protocol for your Solterra vacation rental

5. Host information

This is an often missed step, but you can take this little AirBnB originated trick and add it to HomeAway and other descriptions.
